Owner's Representative Services

What does an Owner’s Representative do?

An Owner’s Rep is your advocate during a construction or renovation project. I oversee the entire process: budget, schedule, quality, and communication—so you don’t have to manage the daily stress. From design to completion, I safeguard your investment and ensure your project is delivered exactly as promised.

At what stage should I bring you in?

The earlier, the better. Ideally, I join during pre-construction, when design and budgets are being developed. That’s when I can add the most value—by assembling the right team, reviewing plans, and catching costly issues before construction begins. That said, I can step in at any point in the process.

How do your services save me money and time?

I provide value engineering, contract and bid reviews, change-order oversight, and budget management. These services prevent surprise costs, wasted dollars, and schedule delays—common issues when projects are left without dedicated client advocacy.

What specific services do you provide?

I manage projects from concept to close-out, including:

  • Pre-construction planning and team assembly

  • Design and budget development

  • Bid management and contract negotiation

  • Ongoing project oversight and site monitoring

  • Change order and payment review

  • Quality control and documentation

  • Post-construction support, including staff hiring and vendor management

How do you handle disputes or change orders?

I act as the owner’s advisor and advocate in any disagreements, modifications, or change orders. I review every request, confirm it aligns with market costs, and negotiate on your behalf to protect your budget and project goals.

Do you only work in Southwest Florida?

Southwest Florida is my primary focus, but I have managed projects across the U.S. and in the U.S. Virgin Islands. I can travel as needed for clients who want a trusted representative wherever they build.  Currently serving SWFL, Gulf of Mexico/Gulf of America. 

How do you ensure privacy and confidentiality?

My clients trust me with their homes, families, and lifestyles. I maintain complete discretion, can provide NDAs on request, and only share project information with approved team members. Privacy is not optional—it’s guaranteed.
